All plans include, at a minimum, artist's rendering, foundation plan, floor plans, electrical plans, at least 4 exterior elevations, wall sections, special details as required for construction.
All plans conform to the national CABO building code and the FHA and can be modified to any local or national code either by the designer, or by you and your local professional.
Because of regional differences in climate, heating plans are not included. These are typically available from your local HVAC contractor as part of their service.
You, the homeowner, and your contractors are responsible for meeting local codes and building ordinances. You are also responsible for compliance with local zoning regulations.
Make sure your proposed plan will fit
in the allowable space on your lot!
Check exterior dimensions and square footage before ordering plans.
If you live in area of sub-standard load bearing soil conditions, an earthquake zone, an area of unusually high wind or snow loads, you may need modifications to your plans to accommodate those unique situations. This is best done locally.
E-mail us with questions on plans. Most modifications are best done by you or your contractor making a notation directly on the plans in red ink.
